Commercial Property Portfolio Management

You have, or you intend to build, a portfolio of properties and need expert guidance and help to guarantee you are receiving the best possible return on your investments and importantly, that you are meeting your statutory and contractual obligations as a landlord.

Our experienced team of consultants will manage those all-important assets for you, assessing them from the perspective of profit and loss, identifying opportunities and protecting your interests as well as taking care of all communications with your tenant and arranging property inspections to ensure compliance.

We provide a full in-house commercial property portfolio management service which is not limited to the following:

Lettings & Acquisitions

Are you searching for a new office, light industrial unit or retail outlet?  Are you looking for new tenants or have a commercial property to sell?  One of our RICS qualified Chartered Surveyors would be delighted to help.

Why come to us? Well, we believe it is of paramount importance to get to know you, your business and to fully understand your needs before we undertake a search on your behalf. In doing this, we are able to offer a truly bespoke service where your expectations are met in full and very importantly, costs are substantially reduced through knowledgeable and experienced negotiations. After an initial conversation with us, a Gray Point Director will have a face-to-face meeting with you, at a time that suits you. Our job is to make your search a productive and cost-effective experience and we guarantee a personal service through to a successful completion.

 

Sole Letting Agency: Fixed fee of 10% of average yearly rent up to £100,000 p.a.  Joint Agency: 7.5% of average yearly rent up to £100,000 p.a, paid to both joint agents, regardless of who arranges the letting.  For properties over £100,000 p.a, fee to be agreed.

Search & Acquisition: Fixed fee from 6% of agreed new average yearly rental with an Incentive fee of 20% of any negotiated reduction in rent or other concessions from initial quote.

NB Please note our minimum fee for all lettings and acquisitions is £4,000.  VAT is applicable.

Disposals

Category: What we do

In need of lightening your property portfolio or releasing space you no longer need?  You are a landlord or tenant and wish to assign an agent to assist you and we will happily help you, with the minimum of effort on your part.

You may be a landlord wishing for a direct lease or a tenant wishing to assign or sublet, or perhaps you wish to sell the freehold on a property. We will navigate the hidden pitfalls for you and negotiate your way to keeping costs at the absolute minimum.

We are the established commercial letting agent and commercial property consultants for the local area.  Please do contact us if you have a retail unit, retail space, shop unit or office space to let, lease or dispose of and sell in the Twickenham, Teddington, Hampton Hill, Kingston-upon-Thames, Richmond or surrounding areas.

 

Sole Freehold Sales Agency: Fixed fee of 1.75% of sale price under £999,999, 1.5% of sale price for anything £1,000,000 and above.

Lease Renewals

Coming to the end of your lease and wish to stay in your space rather than vacate and/or wish to restructure the lease in place? Or perhaps you have tenants in your space and their lease is about to expire?

You are a landlord or tenant and need advice and assistance on renewing a lease on your office, retail outlet or light industrial space. We say, it’s all about effective, skilled negotiation and we’ll gladly manage it for you, saving you unnecessary costs and keeping you up to date along the way.

 

Lease Renewal for Landlord: Fixed fee of 8.5% of average yearly rent achieved.

Lease Renewal for Tenant: Fixed fee of 6% of initial passing rent with an Incentive fee of 20% of any negotiated reduction in rent from quoting yearly rent.

Please note our minimum fee is £2,500. VAT is applicable.

Rent Reviews

Category: What we do

A rent review is fast approaching on your leased commercial space and you need professional help and guidance in getting things done properly. You are a landlord or tenant and have either planned well in order to leave plenty of time before the deadline or you are in need of urgent advice.

You have come to the right place; a Gray Point Chartered Surveyor will gladly get to know your circumstances and take you through each detailed step, with the minimum of fuss and cost to you.

 

Rent Review for Landlord: Fixed fee of 7.5% of agreed new/average yearly passing rent.

Rent Review for Tenant: Fixed fee of 6% of initial passing rent with an Incentive fee of 20% of any negotiated reduction in rent from quoting yearly rent.
